Terms of Service

Last updated: September 8, 2026

These terms have two parts. Part 1 covers this waitlist site at getpropcollab.com and is in effect now. Part 2 describes the terms that will apply once the full PropCollab app launches — it's published now for transparency about how the product will work, but it is not yet in effect, since that product doesn't exist yet. We'll re-publish and ask you to accept it directly at launch.

Part 1 — This waitlist site (in effect now)

1. What this site is

PropCollab is a pre-launch product. This site's only function is to let you join a waitlist and tell us what you're looking for, so we can email you when we launch. There's no account system, no purchase, and no live app functionality here today.

2. Eligibility

You must be at least 16 years old to join the waitlist, matching our Privacy Policy.

3. Acceptable use

You agree not to:

  • Submit false information, or sign up on someone else's behalf without their consent
  • Attempt to bypass, script against, or abuse the spam-protection (Turnstile) on the waitlist form
  • Scrape, copy, or reproduce this site's content for your own commercial use
  • Use this site in any way that violates applicable law

4. Intellectual property

The PropCollab name, logo, and this site's content (copy, design, screenshots, mockups) belong to us. Joining the waitlist doesn't grant you any license to reproduce or use them.

5. Not professional advice

Nothing on this site — including descriptions of planned features — is legal, financial, or real-estate advice. It describes a product still in development.

6. No warranty, limitation of liability

This site and its content are provided "as is," without warranty of any kind. We may change or discontinue this waitlist site itself at any time before launch — that doesn't limit how long the liability protection below lasts. To the extent permitted by law, PropCollab isn't liable for any damages arising from your use of this site, including after this site is eventually retired or the live app launches.

7. Governing law

These Part 1 terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable there.

8. Changes

We may update these terms as the site changes. If we do, we'll update the date at the top of this page.

Part 2 — The live app (forward-looking, not yet in effect)

This part describes the terms we intend to apply once the full PropCollab app launches. It is published early, ahead of that product actually existing, so it isn't binding today — nothing below applies until we publish it as Part 1 (or its own document) at launch and you accept it directly. It may change before then.

9. The checklist tool is free to use

Creating and managing properties, the full checklist across all four stages (Before Viewing, During Viewing, After Viewing, Closing/Signing), custom items, photo attachments, and inviting a co-buyer or agent to collaborate are free for every account, with no property-count limit and no feature gate, as described in these terms. Like every part of these terms, this is subject to change — see §18.

10. What's paid: aggregated intelligence

Every property shows a free preview — up to the top 3 most-liked and top 3 most-flagged items, shown honestly as a real count (e.g. "9 of 17"), never a bare percentage, and always shown separately for buyer and renter evaluations rather than pooled together. A paid plan unlocks the complete breakdown beyond that preview, "shared signals" where buyer and renter feedback independently converge on the same concern, and synthesis-level insight (trends over time, comparison against similar properties). Planned pricing: $9.99/month for individual accounts, and a founding-member rate of $19.99/month for agents (discounted from a planned regular rate of $49.99/month; the founding-member rate applies for a limited time, details to be confirmed at launch). Payment terms, billing, and cancellation/refund handling will be finalized and stated in full before checkout goes live.

11. Your content, and the aggregate intelligence pool

You own the addresses, checklist responses, notes, and photos you enter. Using the app grants us a license to store, display, and process that content to operate the product — including, with your consent, combining it with other users' evaluations to produce the aggregated intelligence described above. Specifically:

"The address, checklist responses, and notes you enter may be aggregated with other users' data once we have enough responses to protect anonymity; we will not share your individual, identifiable entries."

"We don't show who submitted feedback. However, information outside PropCollab's control — such as timing, property-specific circumstances, or other conversations — could potentially allow someone to infer who provided particular feedback."

You'll be able to opt out of contributing your evaluations to the aggregate pool at any time — your own checklist will keep working normally either way. Photos are never included in raw form in any aggregate view.

12. AI features are suggestions, not advice

The app uses AI in narrowly-scoped ways, and none of them are legal, financial, or real-estate advice:

  • Preference-driven prioritization — tags checklist items by how relevant they likely are to your stated preferences
  • Concern follow-up suggestions — proposes follow-up questions when you flag an item as a concern
  • Ask AI about your notes — looks for gaps or connections across your own recorded notes on a property; it does not suggest generic items other people check
  • Aggregate synthesis (paid) — surfaces correlations, trends, and comparisons drawn from the aggregated evaluation data described in §11

Always independently verify anything AI-generated or aggregate-derived before relying on it — these are prompts to check something yourself, never an assertion of legal fact or obligation.

13. The QR-code listing flow

A listing agent or seller may generate a QR code for a property and place it inside the unit. Placing the code inside the property is treated as your representation that you have legitimate access to it — we don't separately verify this. Anyone who scans it can submit a checklist response for that property without an account; §11's aggregation and consent terms apply to those responses the same way. You agree not to submit, or induce others to submit, artificial or coordinated responses to inflate a listing's figures, and not to use the device or session that generated a listing's code to also submit a response to it. Submissions may be reviewed and excluded if they show signs of this kind of manipulation.

14. Collaborators

If you invite a co-buyer or agent into a property, they can view and add their own notes and statuses, attributed to them individually — nothing they or you add overwrites the other's entries. You're responsible for who you invite; each collaborator is responsible for their own content and conduct.

15. Termination

You can stop using the app or delete your account at any time. We may suspend or terminate access for conduct that violates these terms, including the anti-manipulation provisions in §13.

16. No warranty, limitation of liability

The app and any AI-generated or aggregate-derived content will be provided "as is," without warranty that it is complete, accurate, or suitable for any particular property decision. To the extent permitted by law, PropCollab's liability will be limited as stated in the full terms published at launch.

17. Governing law

Same as §7, pending the same confirmation noted there.

18. Changes to this section

Part 2 is a draft and may change before launch. We'll publish and ask you to accept the final version directly when the app opens to users.
